Meet Carm

A move is a life in motion.

Your next chapter deserves a thoughtful plan. More room for a growing family, a shorter walk to the park, a fresh start: whatever’s next, it should feel exciting, not overwhelming. I’ll keep the details handled, so you can focus on where you’re going.

West end real estate,
handled with care

Carm Ramos · Realtor · Central & west Toronto

I live in Swansea, steps from High Park, with my partner and our almost one-year-old. The west end isn’t just my market. It’s home.

A move comes with a lot of moving parts: big decisions, competing timelines, paperwork and a hundred little details. I keep them organized, so you carry a little less and see a lot more clearly.

How I work

Good moves don’t
happen by accident.

01

Start with your why

Before we look at a single listing, we talk over coffee: what you’re moving toward, what matters most, and what a good result looks like for you.

02

Build the plan

Buying, selling or both at once, your timeline and budget shape the strategy. You’ll see the numbers before you decide anything.

03

Put the pieces together

Showings, pricing and offers, plus the stager, inspector, lawyer and movers I trust. I coordinate the moving parts, with the bigger picture in mind.

Move forward with confidence

You’ll always know where things stand, what’s next and who to call, right through closing. And after, when the furnace makes a strange noise.

FAQs

Questions clients often ask

Do you only work in the west end?

Mostly central and west Toronto: from Swansea and High Park, where I live, across to the Annex and downtown. That’s where I know the streets best. If you’re looking elsewhere in Toronto, ask. I’ll tell you honestly if someone else would serve you better.

When’s the best time to sell?

When it works for your life. Then we pick the best window around it. I’ll show you what’s happening on your street right now.

Should I sell first or buy first?

It depends on your finances and the market that month. We’ll map out both, so you’re never carrying two homes longer than you have to.

Do I need to stage my house?

Not always. Sometimes it’s a full stage, sometimes it’s editing what you already have. Either way, buyers need to picture themselves there.

What does it cost to work with you?

Let’s talk about it over coffee. Commission, marketing and what’s included are all spelled out in writing before we start.

Sellers · Central & west Toronto

Sell well. Move calm.

You made a life in this house. Let’s show buyers exactly why.

Selling usually happens while everything else is moving too: a new job, a new baby, a new city. I take the heavy parts off your plate and hand you a plan, a calendar and one number to call.

A warm, lived-in living room

Prep quietly. Launch beautifully.

Then a steady hand when the offers come in.

The plan

Prepare. Launch. Guide.

Three phases, one person. Here’s exactly what I do in each, what I need from you, and what lands in your inbox.

Free home evaluation

What’s your home really worth?

Online estimates guess from the curb. I look at the house, pull what’s actually sold on your street and give you a real number, with no pressure to list.

  • A price range built from real sales, not an algorithm
  • What to fix first, and what to skip
  • Your best window to list

I’ll pull the recent sales around you, then reach out to see the home and give you a real number.

Prepare · weeks 1–3

The heavy lifting happens before anyone sees it.

A tall, light-filled kitchen ready for photos

The walkthrough

Room by room, over coffee. Your goals, your timing, your next move, and what buyers will fall for first.

Your custom prep list

Built for your house, not a template. What to fix, what to style, what to leave alone, in priority order with rough costs.

The real number

What sold, what’s sitting and what didn’t sell on your streets. A pricing report you can read in five minutes.

Trades, booked and managed

Painters, handymen, electricians, cleaners and gardeners I trust. Booked in the right order. I check the work.

A staging plan

A full stage, a few key rooms, or editing what you already own. Your house decides, not a package.

Paperwork, early

Pre-list inspection if it helps, status certificate for condos, survey and permits pulled now, so nothing surprises us on offer night.

Your part

Tell me the house’s stories, the quirks and the upgrades. Then pack the closets.

You’ll get
  • Custom prep list
  • Pricing report
  • Prep calendar

Launch · weeks 3–5

A listing isn’t a launch.

A record playing beside a glass of wine, with The Crawford newspaper on the table

The strategy call

Hold offers or price to sell. I show you how homes like yours did both ways, then we pick with the data.

Photos and video

Shot when the light is best for your rooms. Every room photographs the way it feels to live there.

Floor plans, redrawn

Clean, branded and room by room, so buyers understand the flow before they book.

A website of its own

Its own address, a room-by-room tour and a neighbourhood guide. MLS gets a few photos. Your home gets a story.

Coming soon

Agents with buyers waiting hear first. A social teaser builds the line before the sign goes up.

Open houses with a pulse

Wine and cheese, a fresh baguette from the bakery around the corner and a record on. We curate experiences, not just open doors. Then QR sign-in, the digital tour in every visitor’s inbox, and every lead followed up by me.

Your part

Keep it photo-ready. Step out for showings. I’ll text you the minute they leave.

You’ll get
  • Launch calendar
  • Your property website
  • Daily showing log
Every listing

Front page treatment.

Every home I list gets a short film and a website of its own. The film gets buyers curious. The site lets them walk every floor, study the plans and explore the neighbourhood before they book a showing.

Weekly feedback

Who came through, what they said, what agents are hearing and how many people viewed online. In writing, every week.

Adjust early

If the market tells us something, we act in week two, not week six.

Offers, line by line

Price, deposit, conditions, closing date. I explain what each one really means for you before you sign anything.

Negotiated like it’s mine

Competing offers, sign-backs, bully offers. I push for the best price and the best terms.

Conditions to firm

Inspections, financing and appraisals. I manage the access and the deadlines so the deal stays together.

Closing, handled

Lawyers, deposits, the final walkthrough and the keys. Plus movers and a moving-week checklist.

Your part

Pick up the phone on offer night. That’s it.

You’ll get
  • Weekly report
  • Offer summary
  • Closing checklist
Carm says

“The details make the difference. The strategy makes the sale.”

Before you call

Fair questions.

What sellers ask me on the porch.

How long from first call to the sign going up?

Usually three to five weeks. Prep, staging and photos come first. Need to move faster? We compress the plan. Have time? We use it.

What should I fix, and what should I leave?

That’s exactly what your custom prep list answers, room by room, with rough costs. Paint, light and a deep clean usually beat a rushed renovation.

Can we live here while it’s listed?

Yes. We plan showings around naps, school runs and work calls, and you get a ten-minute reset checklist for the busy days.

Buy first or sell first?

It depends on your budget and that month’s market. We map both with real numbers, including bridge financing, before you choose.

What do I pay for, and when?

Commission, what the marketing includes and any up-front costs are set out in writing before anything goes live. No surprises at closing.

Buyers · Central & west Toronto

Street first. House second.

The right block changes everything: the walk to coffee, the neighbours, how Saturday feels.

First place, more room, closer to the park. I’ll show you the west end the way locals know it, then help you win the right house on the right street, without overpaying for the wrong one.

A calm, sunlit bedroom

Know the block. Win the house.

Every showing gets my honest take, in writing, before you decide.

How it works

Map · weeks 1–2

Pick the street before the house.

A leafy street of brick row houses

The kickoff

Not just beds and baths. What your life looks like in two years: the commute, the stroller, the dog, the home office.

Your real budget

Pre-approval with mortgage people I trust, plus the costs people forget: land transfer tax, legal fees, moving, the first fix.

A street-level tour

We walk the neighbourhoods on your shortlist. Coffee, the park, the school run, the streetcar. Most people know within a block.

Your watchlist

Alerts set to the blocks you love, not a whole postal code. Plus coming-soon homes I hear about from agents I know.

Your part

Tell me your must-haves, and which ones you’d trade for a shorter walk to the park.

You’ll get
  • Budget snapshot
  • Street shortlist
  • Listing alerts

Win · offer to keys

Offer night, then the keys.

Carm raising a glass with her dog

The strategy

Price, deposit, conditions and closing date, built for this house and this seller. Not a template.

Offer night

I handle the listing agent. You get updates as they happen, and a clear call when it’s time to push or walk.

Conditions to firm

Inspection, financing and appraisal, managed against the deadlines so nothing slips.

Closing, handled

Lawyer, insurance, final walkthrough and keys. Then a first-week guide to your new street.

Your part

Deposit ready, phone on. I’ll do the rest.

You’ll get
  • Offer plan
  • Closing checklist
  • New-street guide
What to expect

My promises. Your part.

Buying here moves fast. This is how we keep up, and stay sane.

From me

Five promises

  • A plan. A search built around your life, your budget and the streets that fit.
  • The truth. If a house isn’t right, I’ll say so, even on the porch, even on offer night.
  • Fast answers. Texts back the same day, market updates before you have to ask.
  • My network. Coming-soon listings, agents I know, and mortgage, legal and inspection people I trust.
  • After the keys. Questions about a contractor, a daycare or a tax bill a year later? Still me.
From you

Two asks

  • Tell me what you really think. Loved it, hated it, can’t explain why. All of it helps me find the right one faster.
  • Be ready to move. Pre-approval in hand and a deposit you can get to quickly. In the west end, good houses don’t wait.
New to this?

We’ll write a practice offer together before the real one, so offer night feels familiar, not scary.

How offers work here

Offer night, decoded.

West end houses often sell with an offer date. Here’s what that actually means, and how we play it.

01

The offer date

Many sellers hold offers for about a week. Everyone submits on the same night, usually with no conditions, so we do our homework before it: the pre-list inspection, the comps, your financing.

02

The bully offer

Sometimes a buyer jumps the line with a strong offer before offer night. If the house is the one, I’ll tell you when it’s worth it, and when it’s a trap.

03

Conditions

Inspection and financing conditions protect you. On a priced-to-sell listing they’re usually fine. On offer night they can sink you. We decide house by house, never by default.

04

The deposit

Expect to hand over a deposit, often around 5%, by bank draft, either with your offer or within 24 hours of acceptance. Have it ready before we write.

05

Condos

We review the status certificate: the reserve fund, special assessments, lawsuits and rules. Your lawyer reads it too, before you’re locked in.

06

The paperwork

Before we make an offer, we’ll sign a representation agreement that spells out what I do for you and how I’m paid. It’s required in Ontario, and it protects you.

Carm says

“The house is the easy part. The street is forever.”

Before you call

Fair questions.

What buyers ask me on the first walk.

How much do I need for a down payment?

It depends on the price and your situation. We’ll go through the minimums, closing costs and what’s comfortable, ideally with your mortgage broker in the room.

Which west end neighbourhood is right for me?

Tell me how you live: the commute, the coffee, kids or no kids. Then we’ll walk a few streets together, coffee in hand. Most people know within a block.

Should I go in with no conditions?

Sometimes it’s the only way to win, sometimes it’s a big risk. We’ll look at pre-list inspections and the numbers together before you decide.

Do I need to sell first?

Not always. We’ll plan the timing so you’re not carrying two homes longer than you need to.

What does it cost me to work with you?

We’ll go over exactly how buyer representation and commission work, in writing, before we start.
